Q:  Are you a realtor or are you going to actually buy my house?
A:  We are not realtors offering to list your Minnesota property for a fee. We are professional home buyers and we purchase properties for cash.

Q:  How do you determine the price to offer on my house?
A:  Great question! It’s actually pretty simple. We use comparable sales in your area to determine the potential after repair value of your property. We then calculate the cost of any repairs or updates that need to be made as well as our holding costs, sale costs, taxes, etc… Those costs are deducted from the estimated after repair value along with our expected ROI (return on investment) and that gives us our purchase price.

Q:  Do you pay fair prices for properties?
A:  Yes, absolutely. Our sellers are people who need help with a situation or own homes that need repairs/updates and are happy to sell for a fair price in exchange for the speed and convenience of a flexible, quick, “as-is” cash sale. If your house is in fantastic condition and you have no time constraints or other challenges then listing with a realtor on the MLS is probably a better option for you. There are still traditional buyers willing to overpay for properties on the MLS because they plan to live in the homes and so don’t care about having equity. We cannot overpay because these are investments for us and we have to be able to turn a profit when we go to resell. While we can’t overpay, we can and do offer a fair price.

Q:  Are there any fees or commissions to work with you?
A: No.

Q:  How are you different from a real estate agent?
A: People hire real estate agents in order to find a buyer for their home. When using an agent to find your buyer you can typically expect to pay between 6 to 8% of the sale price for commissions and another 2 to 4% for closing costs. So if you sell your property for $100,000 that can be up to $12,000 in selling costs. It can be quite expensive, however, if your house needs no work and you don’t mind a slow sales process it may be worth the cost if you can find a buyer that is willing to pay absolute top dollar. But it’s a gamble because you don’t know for certain what your house will sell for when you sign that legally binding listing contract with the realtor.

Q:  Is there any obligation when I submit my information?
A: There is no obligation to sell.

Q:  My house is in really rough shape. You’d still buy it?

Q:  Do you buy hoarder houses?
A: Absolutely. You’d be surprised just how common houses with extreme amounts of clutter are. A good portion of the houses we buy are what people refer to as “hoarder houses”.

Q: Do you buy fire or water damaged houses?
A: You bet we do.

Q:  My house is in great condition but I owe almost as much as the house is worth. If I sell with a realtor I’ll actually lose money because their commission would be more than what would be left over after paying off the mortgage. Can you help?
A: Frequently we are able to help sellers in these situations where a realtor cannot. Sometimes we can even put money in your pocket whereas with a realtor you’d actually have to pay them out of your own pocket to sell the house! Q:  I’m inheriting a house but probate doesn’t make sense because my relative has so much debt that any money that would come from the home sale would go to creditors. Can you help?
A: Inherited properties that have not been probated yet are one of our specialties! We would need more information to determine if we can help with your particular situation but we really are experts in this area. We know the loopholes and have helped many heirs to walk away with money when they thought there was more debt than the house was worth!

Q:  I want to sell my inherited Minnesota house NOW but I’m stuck in probate.
A: Not a problem. We can work out a deal with you where we can help you with some cash now while you’re waiting for probate to finish up and once you’re court appointed we can officially close the sale and pay you the rest at that time.

Q:  My Minnesota house was recently sold at a Sheriff auction. Is it too late for me?
